How the visit works
The visit starts with a few simple questions: how long the problem has been going on, how many people use hot water, and roughly how old the tank is. We then shut off the power, check the elements, thermostat, safety valve, anode and drain connection, and measure the actual outlet temperature.
If a repair is enough, we do it on the spot whenever the part is on the truck. If the unit has to be replaced, we drain the tank, remove it, prepare the base, install the new heater, redo the water and drain connections, refill while purging the air, and run a start-up test before leaving. A standard replacement usually takes half a day.
Signs your water heater needs replacing
Lukewarm water, rusty water, knocking noises, moisture on the floor or a tank more than ten years old usually signal an imminent leak. A planned replacement always costs less than water damage.
Knocking normally comes from mineral deposits built up at the bottom of the tank; rusty water means the tank is corroding from the inside. In both cases the unit is at the end of its life even if it still heats.
What affects the scope of the work
No two replacements are quite alike. Access to the mechanical room, ceiling clearance, the condition of the electrical panel, the presence of a drain pan, the distance to the floor drain and the need for seismic strapping or a code upgrade all affect labour time and materials.
Moving from a 40 to a 60 gallon tank sometimes means adjusting the piping or the supply circuit. We confirm these details before finalizing the quote so there are no surprises on installation day.
When it counts as an emergency
A tank leaking continuously, a safety valve discharging non-stop, or water pooling around the base are emergencies: shut off the water supply to the heater, switch off its breaker and call us. Simply losing hot water, with no leak, can usually wait for the next available appointment.
After the installation
We take the old unit away, clean the work area, set the temperature to a safe value and show you where the shut-off valve and safety valve are. You get a detailed invoice, the manufacturer's warranty information and our workmanship warranty.
An annual check of the valve and a quick look under the tank are then enough to catch a problem before it turns into water damage.
